Thresholds and floor transitions

Level thresholds and floor transitions between finishes, supplied and installed so the path of travel passes inspection.

Where they are used

Doorways, the junction between any two floor finishes, tenancy entries where the shopfront meets the mall floor, external doors with a raised sill, expansion joints on a path of travel, and existing buildings where a lip or a step has been there for years.

The item nobody scopes

On a commercial job the floor finishes are let as separate packages. Each contractor's scope ends at their own finish. The junction between two of them belongs to neither, so it is found at handover by whoever walks the job. The same happens at the door sill. These are picked up as a single item, priced from a photograph, and resolved before practical completion.

Installation

Levels measured across the junction, the profile selected to the difference, cut to length, and fixed to the substrate. Where the difference is too great for a strip, a ramped profile or threshold ramp is fitted instead. Existing lips and failed transitions are removed and the floor made good before the new profile goes in.

Installation on live sites and trading tenancies, usually outside trading hours where the door is in use.

Rectification

Thresholds and transitions are the item most often holding up practical completion. Send the surveyor's item or a photograph with a rough length and it is priced the same day.

Documentation and handover

Product data, the as-installed levels at the junction, and photographs, supplied for the building surveyor, access consultant or asset register. Certification and sign-off remain with the surveyor. Installation carries a 24 month workmanship guarantee.
