The item between the trades
On a commercial job the floor finishes are let as separate packages, and each contractor's scope ends at their own finish. The threshold and the transition between two finishes belong to neither. The same is true of the tactiles at the top of a stair, the contrast strip on a nosing, the handrail extension and the grab rail height in the accessible WC. They are not finishes, they are details, and they surface at occupancy when the building surveyor or the access consultant walks the job. By then they are holding up practical completion.
What is delivered
- Occupancy list clearance. The surveyor's or access consultant's list, or a photograph and a rough length, priced the same day. One subcontractor across the access scope, one invoice, cleared in one visit.
- Thresholds and transitions between finishes and at tenancy entries.
- Tactile indicators and stair nosings on new stairs and ramps, and on existing ones the fitout touches.
- Handrails, extensions and grab rails in the positions the standard requires, including correction of work already in place.
- Access ramps. Modular aluminium for tenancy entries and level changes, freestanding so it is removable at make-good on a leased tenancy. Timber and composite where the design calls for it.
Programs and rollouts
Retail and pharmacy rollouts, hospitality refurbishments and hospital works repeat the same access items at every site. Scoped once, priced as a schedule, and delivered site by site to the program.
On site
Installation by qualified tradespeople under the head contract, to the relevant Australian Standard and the National Construction Code. Live construction programs, out of hours where the tenancy is trading, and to a handover date where one is set. Trade contractor, not a registered building practitioner: the work is installed to the standard and documented; sign-off stays with the surveyor.
Documentation
Product data, installation detail and photographs for the surveyor's file and the handover pack. Insurance certificates and site documentation supplied for the contractor's portal. Installation carries a 24 month workmanship guarantee.
