The estate

A campus is a portfolio of buildings from every decade, many of them heritage-listed, all of them on one asset register and all of them expected to meet the same access obligations. Lecture theatres with stepped seating, entries with a single step, stairs without contrasting nosings, corridors where the finishes change under a door, and temporary buildings that move each semester. The work is rarely one large project. It is many small items across many buildings, found by an access audit or a building surveyor and held on a list until someone clears them.

What is delivered

  • Audit rectification. An access audit or a surveyor's report is priced item by item, grouped by building, and cleared in a sequence that suits the timetable.
  • Tactile indicators and stair nosings across stairs, ramps and platform edges, on new finishes and existing floors, including replacement of lifting or non-conforming indicators.
  • Handrails and extensions on stairs, ramps and walkways, including rectification of existing rails to the current standard.
  • Access ramps. Freestanding modular aluminium systems for entries and level changes where nothing may be fixed to a heritage fabric, and for relocatable and temporary buildings. Timber and composite where the setting calls for it.
  • Thresholds and transitions at doorways and between floor finishes.

Working on a live campus

Work is scheduled around teaching: outside class hours, in semester breaks, or staged so a stair or a corridor stays open. Freestanding ramp systems are demountable, so temporary buildings keep their access when they move. Every item is photographed and documented for the asset register, so the next audit starts from a record rather than a walk.

Documentation

Product data, the installation detail for each item, and photographs, supplied for the building surveyor, the access consultant and the asset register. Certification and sign-off remain with the surveyor. Installation carries a 24 month workmanship guarantee. Insurance certificates and site documentation are supplied for each engagement.
